Lambert Smith Hampton are delighted to announce the successful completion of the sale of Unit 3 Normandy Landings, Pope Street, Wakefield Europort, Normanton, WF6 2AG. The transaction completed on behalf of The Independent Order of Oddfellows Manchester Unity Friendly Society Limited, a long standing client of LSH.
Oddfellows commented:
"As long-term property investors, the Oddfellows is focussed on achieving strong returns from its sales. As a not-for-profit mutual, these returns are reinvested into the business for the benefit of our members. We appreciate LSH’s support in helping us secure a successful outcome on this property."
The sale was handled by Georgie Parker and Matthew Edwards, representing LSH’s Capital Markets team.
Georgie commented:
"We were delighted with the level of interest received, and to achieve a sale price comfortably ahead of our £1.62m asking price"
The 15,161sq ft property was acquired by Roberts Graphics Limited, worldwide suppliers of used printing machinery trading since 1991, who previously leased this unit in addition to occupying a nearby unit on a freehold basis.
James Roberts commented:
"We have been keen to secure additional freehold premises for some time, and this acquisition supports our long-term strategy of sustainable growth. As an international supplier of printing machinery to the commercial, packaging, and label markets, our customer base continues to expand both in the UK and overseas. Having greater control over our facilities allows us to invest with confidence, strengthen our operations, and continue delivering the high level of service our customers expect. This acquisition underlines our confidence in the market and our commitment to building a resilient, customer focussed business for the long term."
The purchaser was advised by Rob Oliver of Avison Young. Rob added:
"We were really pleased to work with Roberts Graphics on this project, having known them and their interest in buying another facility for some time. They were the logical purchaser of this unit, and we were glad to be able to secure it for them. It is a well-designed unit in an excellent location just off the M62 and should prove to be a positive long-term investment. We continue to see good demand for freehold premises from occupiers and investors alike, but frustratingly the supply of modern freehold units is always very low, as is the speculative demand of small and mid-size units across the region."
Wakefield Europort continues to be a highly sought after logistics location, benefitting from strong regional connectivity and sustained occupier demand. The sale of Unit 3 reflects the continued strength of investor and owner occupier appetite for well specified industrial accommodation in strategic northern markets.
