LSH leads search for Ealing development partner

Ealing Council is working with national commercial property consultancy Lambert Smith Hampton to find a development partner for its council headquarters. The council is seeking proposals for a new use of Perceval House, 14-16 Uxbridge Road, Ealing, W5.

The aim is to deliver a mixed use development including a new council headquarters, customer service centre and library for Ealing Council. The new development will also include high quality private and affordable homes and other appropriate uses across a three acre site in the heart of Ealing town centre.

Leader of Ealing Council, Julian Bell, said: “We are looking for a partner that will embrace our vision for a 21 century workspace for the council to deliver its services from, while bringing much needed housing and retail space to the town centre.”

Pat Hayes, Ealing Council’s executive director for regeneration and housing, said: “This will be an exciting opportunity for the developer to make their mark in Ealing. The development will join a growing list of projects in the town centre including Crossrail, Dickens Yard and Ealing Filmworks Development.”

Neil Parlett, Director of the Real Estate Advisory team at Lambert Smith Hampton, said: “Ealing Council has ambitious plans to develop new homes, shops and offices over the next ten years, and is proactively leading the way by bringing forward the Perceval House site for redevelopment.

The Perceval House site extends to approximately 1.27 ha (3.14 acres). It backs on to the Great Western main line and is bordered by Longfield Avenue to the east and Uxbridge Road to the south. The arrival of Crossrail (Elizabeth Line) services in 2019 will effectively make Ealing a Zone 1 location, reducing journey times from Ealing Broadway to Bond Street to just 11 minutes, Liverpool Street in 18 minutes, Canary Wharf in 25 minutes and Heathrow Airport in just 15 minutes.
