Construction of Leicester’s first large out of town speculative office development for more than 10 years will soon get underway.

Work is scheduled to begin this month on two grade A, three storey office buildings, totalling more than 34,000 sq ft, within a landscaped setting at Watermead Business Park, Syston, by Marlborough Property Group.

Marlborough One is a 22,480 sq ft building while Marlborough Two has 11,790 sq ft of office space. Each building will incorporate sustainable technology for energy efficiency to ensure low running costs and include architect designed roof terraces.

The 63-acre Watermead Business Park is situated in North Leicester adjacent to the A46, which provides easy access to Nottingham, Derby and Loughborough. It is also just 15 minutes’ drive from both J21a and J22 of the M1 and 30 minutes from East Midlands Airport. It is five miles from Leicester city centre and 22 miles from Nottingham.

The new, speculative office development is being marketed leasehold by LSH in Leicester. Office Agency Director Jane Taylor said work was expected to start on site on August 26, with completion in summer 2015. Bowmer & Kirkland has been appointed as construction contractors.

High profile occupiers at the site, which is an ideal location for company headquarters, include LaFarge Tarmac, Dunelm, Bentley , Flogas and Amec.
