LSH has advised the Kent Police & Crime Commissioner on the sale of surplus land and ransom rights at the force's Sutton Road HQ in Maidstone to BDW (Barratt Redrow) for £16.2 million.
The land is surplus to operational need; Kent Police stays at Sutton Road and the receipt supports its capital programme.
Subject to planning, the scheme delivers around 250 homes, unlocking a further 300 at BDW's adjoining Pested Bars site.
LSH role
Our Development Consultancy team advised across the full transaction lifecycle: site due diligence, development appraisal & ransom strip modelling, market testing, negotiation of terms and safeguarding completion.
Ashley Sorayapour, Development Consultancy, LSH, said:
"Securing a £16.2 million sale with simultaneous exchange and completion, alongside robust overage clauses, is a strong outcome for our client in a tough development market. The site will now support around 550 new homes in Maidstone over the coming years."
The disposal further demonstrates LSH's track record in advising public sector clients on complex land and development transactions, delivering robust commercial outcomes while supporting wider housing and regeneration objectives.
