Contract exchanges marking a major step forward for Northstowe

Homes England has successfully exchanged contracts on three major land parcels at Northstowe – marking a significant milestone in the delivery of one of the UK’s most significant new towns.

The recently exchanged contracts will bring forward 1,554 new homes. These will be delivered across three distinct schemes:

  • Phase 3B: Vistry to bring forward a 1,000‑home led scheme, including a school, retail provision, SME parcels, supporting infrastructure and comprehensive placemaking.
  • Phase 2C: Keepmoat Homes to bring forward a 409‑home scheme, delivering high‑quality affordable and open‑market homes within a well‑designed neighbourhood including allotments.
  • Phase 2D1: TOWN to bring forward a 145‑home co‑housing scheme, promoting strong community interaction through shared spaces and collective living.

These schemes strengthen Northstowe’s housing mix and will deliver much needed affordable homes across varied tenure types, supporting the creation of a balanced and inclusive community. The breadth of developer involvement demonstrates continued confidence in the long term ambition and quality of the Northstowe project.

pioneering new town shaped around healthy, sustainable living

Northstowe is planned as a 10,000 home new town, ultimately expected to accommodate around 30,000 residents across a large, landscaped area. Designed as a modern community, the masterplan prioritises healthy and sustainable living with extensive green and blue spaces, active travel connections, high quality education provision and a growing network of community facilities.

Significant early infrastructure is already in place, helping accelerate delivery across phases two and three and supporting a growing community.

A new town centre taking shape – supported by growing community facilities

A central part of Northstowe’s next phase is the creation of a vibrant new town centre, which Homes England is progressing under a Collaboration Agreement with Capital & Centric and Keepmoat Homes. This will bring forward new homes, commercial space, shops, public squares and the civic amenities expected of a major new community, forming the social and commercial heart of the completed town.

Alongside this, Northstowe’s community infrastructure continues to mature. The recently completed Unity Centre provides a modern, flexible space for local activities, events and services, further strengthening the town’s offer and supporting its growing population. Together, these facilities underpin Northstowe’s ambition to become a healthy, active and well connected town of the future.

LSH’s role

LSH’s Development Consultancy team has acted as Homes England’s property agent at Northstowe, providing ongoing agency and consultancy support as these disposals have progressed. Each of the transactions reflects close collaboration and a shared focus on delivery.
