Short term office relocation - Trafford Council

Following Trafford Council’s decision to redevelop their existing office, Trafford Hall Building, we were appointed to provide strategic advice on a short term temporary relocation for a maximum of 3 years, comprising a total area of 45,000 sq ft.

We utilised our specialist expertise to secure this major strategic move and drew on our detailed knowledge of Trafford’s office market.

Three buildings met requirement brief

Working to a tight four week timeframe, a shortlist of three buildings was identified that met the requirement brief. One of which was Quay West, a building which had not previously been identified as a suitable option by the Council.

Heads of Terms agreed with Peel Holdings

Following detailed talks with the three shortlisted options, we negotiated and agreed highly competitive Heads of Terms with Peel Holdings, the Landlords of Quay West. The transaction, which surpassed the original brief and budget, and provided cost certainty for the duration of the lease, was agreed with Trafford Council.

Agreement for Lease

David Thwaites, Associate Director in our Manchester Office Agency team, said: “Our Building Consultancy team advised on all aspects of the fit-out and dilapidations throughout the process, minimising fit-out costs. As a result, we were able to complete an Agreement for Lease in April 2011, which enabled Trafford Council to take occupation of a turnkey solution.”

Largest deal in 2010 for Salford Quays

The transaction was the largest deal in 2010 for the Salford Quays market, and one of the largest deals in the North West Region in the past 2 years.
