LSH Completes Disposal of Prime Milton Keynes Asset for Balmoral Land

Find out more

Lambert Smith Hampton’s Land & Development team has advised Balmoral Land on the successful disposal of Mercury House, Milton Keynes, with a deal agreed in excess of £8 million.

The transaction relates to a c.73,000 sq ft vacant office building set within a 6.14 acre site, offering strong potential for residential development. It is understood that the purchaser will seek to convert the existing building under the current permitted development position.

Following a targeted disposal strategy and extensive marketing campaign launched in June 2025, LSH generated both conditional and unconditional interest from across the development market. The site was ultimately sold on an unconditional basis to a residential developer, with completion taking place in December 2025, concluding the sale within six months of launch.

Robert Knox, Balmoral Land, commented:

“LSH provided us with a range of real estate advisory services over a number of years and ultimately guided us towards a very successful disposal solution in an extremely challenging market.”

Charles McLean, Senior Director – Head of Land & Development at LSH, added:

“We are very pleased to complete this project for a long-term LSH client. The level of interest generated and the price achieved is testament to the work ethic and commitment of the Land & Development team, and in particular Davinder Nagra on this project, in securing optimum value on assets.”

This disposal underlines LSH’s ability to deliver clear, commercial advice and execute value-led sales strategies for clients, even in challenging market conditions. For further information, please contact Charles McLean.
