Global real estate investment manager Hines has completed two significant lettings at its Segensworth industrial estate in Fareham, Hampshire, totalling over 50,000 sq ft, following a programme of targeted improvement works to enhance the estate’s appearance and occupier appeal.

The lettings to Circular11 and Artico Interiors support the continued expansion of two fast-growing regional manufacturing businesses and reinforce Segensworth’s position as one of the South Coast’s most sought-after locations for industrial, manufacturing and R&D occupiers.

Circular11, a specialist in sustainable manufacturing and materials business focused on turning plastic waste into low-carbon products, has taken Unit 5 Matrix Park, comprising 34,120 sq ft. The company is relocating to the larger facility to support the next stage of its growth.

Artico Interiors, a bespoke manufacturer and installer of premium interior solutions, has leased Unit 4 The Matrix Park, extending to 16,523 sq ft, to accommodate its continued expansion.

Together, the transactions account for over 50,000 sq ft of space let since Hines acquired the estate and implemented a series of enhancement works designed to modernise the environment and strengthen its appeal to occupiers.

The transactions were jointly marketed by Lambert Smith Hampton, Hellier Langston and  DTRE.

Dan Rawlings, Director in the South Coast Industrial & Logistics team at Lambert Smith Hampton, said:

“These lettings demonstrate the strength of demand for well-located, high-quality industrial space across the South Coast. Hines’ investment in improving the estate has significantly enhanced its appeal and has helped attract two ambitious businesses operating in highly specialised manufacturing sectors.

“Segensworth continues to prove itself as a prime location for occupiers looking to scale, benefiting from excellent access to the M27 motorway, a strong local labour pool and the power capacity required by advanced manufacturing and R&D businesses.”

Joe Unkles, Associate for Hines added:

“Our objective has been to create an environment that meets the needs of modern occupiers and supports long-term business growth. Securing over 50,000 sq ft of lettings shortly after completing the estate improvements is a strong endorsement of both the location and the quality of the accommodation.”

Matthew Poplett, Director at Hellier Langston said:

“Matrix Park has always been a popular estate in Segensworth, however the enhancements made by Hines have transformed its appearance and given it a much more modern feel. These two lettings illustrate the strength and depth of occupier demand for quality stock on the M27.”

The latest deals build on a series of successful lettings completed across Segensworth over the past 12 months, underlining the area’s continued appeal to occupiers seeking strategically located industrial and logistics space on the South Coast.

Located adjacent to Junction 9 of the M27, Segensworth offers excellent connectivity to Southampton, Portsmouth and the wider South East, making it an established hub for industrial, logistics, manufacturing, and technology businesses.
