Lambert Smith Hampton (LSH) has completed a major office letting to Rolls-Royce at 100A Bristol Business Park, marking the largest out-of-town office deal in Bristol this year and one of the most significant in recent memory.
The engine manufacturing giant has taken approximately 86,000 sq ft of high-quality workspace in the fully occupied office park, subletting the space from Babcock, which originally pre-let the building in 2020. Babcock’s lease at the property is in place until February 2028.
The deal underscores the strength of the North Bristol market and reflects continued demand from leading corporates for well-located, amenity-rich out-of-town space. Rolls-Royce’s decision to commit to 100 Bristol Business Park follows a long-running search for a substantial regional hub, reportedly targeting around 100,000 sq ft.

This deal follows other notable recent lettings in the region, including EDF Energy’s occupation of 79,000 sq ft at 1000 Aztec West.
