Lambert Smith Hampton (LSH) has been appointed joint agents for an exciting new development within the Bournemouth/Poole area.
Magna Park, which has outline planning consent for up to 170,000 sq. ft. of industrial and warehouse units, represents one of the area’s biggest development sites totalling 10.7 acres and is available for immediate development. The site represents a significant milestone as it is the first new employment location to have been released for development within the Bournemouth/Poole conurbation for many years.
The new industrial/distribution space will utilise state of the art technologies providing green energy generated through solar panels and the recycling of rain water as well as boasting a number of electric car charging points.
Interest in the space is being sought on a pre-let or forward sale basis initially for unit requirements of around 20,000 sq. ft.
Cowling & West is joint agent for the Magna Park scheme.
Dan Rawlings, Associate Director – Industrial & Logistics at Lambert Smith Hampton said:
“We are delighted to have been brought on board such a significant employment site in the area which will provide endless opportunities for companies looking to rent or purchase a turnkey opportunity in a region that already boasts a number of major global occupiers”.
“Despite the impact of the COVID-19 pandemic, there continues to be a shortage of industrial/distribution units in the area and in particular, those of a larger, modern variety. A number of local businesses have already shown significant interest in the site with one local company looking to develop around 45,000 sq. ft. on part of the site as a distribution warehouse.”
Chris Howell of Howell Commercial representing W H White said:
“We have started talking to occupiers looking for modern, energy efficient distribution or production space who want to base themselves in Poole in a new, attractive environment with good access to the A31.”
“Magna Park is a key employment site with the flexibility to offer leasehold or freehold buildings within 12-months of securing detailed planning consents. We will also consider individual plot sales.”
