We have been appointed by Mapeley to market a 96,900 sq ft office scheme in Bracknell.

5 Arlington Square has not only been fitted-out to meet the needs of a modern occupier, but also boasts a rare Tier 2 data centre. Such specialist technology infrastructure would cost in excess of £10m to install.

Data centre differentiates scheme

The data centre makes the building an attractive property proposition for technology, media and telecommunications (TMT) companies moving to or within the Thames Valley. A pre-existing, next generation data centre would allow such occupiers to take residence quickly, with premium levels of power already supplied to the building.

Tom Fletcher, Associate Director in our Reading office, commented: “While speculative office development stalled in the challenging economic climate, the needs of occupiers moved ahead significantly.”

Modern working practices

Tom added: “These occupiers are using new working trends and priorities to dictate how their business space is designed, fitted-out and used. Instead of a room with a desk, they are seeking large floor plates to facilitate collaborative working, advanced technology infrastructure to support current and future business operations, and close proximity to transport hubs and road networks.

Knight Frank has been appointed as joint marketing agent on the scheme.
