THE CHALLENGE

  • A major UK clearing bank required RICS Red Book compliant loan security valuations across two geographically diverse residential and mixed-use portfolios, in connection with refinancing facilities.
  • The combined instruction comprised 68 assets spanning London, the South East, the Midlands, the North West, Yorkshire and the South West — presenting a significant logistical challenge in terms of coordinating inspections, valuations and reporting across multiple locations, asset types and valuer teams to fixed lender deadlines.
  • The scope was comprehensive across both portfolios, requiring opinions of Market Value, Vacant Possession Value and Market Value at loan maturity, together with commentary on reletting prospects, ERV, void history, gross-to-net deductions and informal reinstatement cost estimates across each asset.

THE SOLUTION

  • LSH structured both instructions across three tiers reflecting the relative complexity and value of each asset — Tier 1 requiring full internal and external inspection and full reporting, Tier 2 requiring full inspection and short form reporting, and Tier 3 requiring external inspection and tabular reporting. This tiered approach allowed LSH to allocate resource efficiently across the combined portfolio while ensuring appropriate depth of analysis for the higher value assets.
  • LSH deployed a national team of RICS registered valuers across all locations — including Jennifer Dunn (Senior Director, lead valuer), William Knox, Mark Weller, Sarah Penny, Andrew Brook, George Farrell, Jamie Whittle and Ed Quine — with central London coordination by Jennifer Dunn ensuring consistency of methodology, quality of output and timely delivery against the bank's reporting requirements across both portfolios simultaneously.

THE RESULTS

  • LSH successfully delivered all valuations across both portfolios within agreed timescales, in full compliance with the bank's lender requirements across both facilities. The instruction demonstrated LSH's ability to coordinate complex, concurrent multi-portfolio instructions across diverse asset types and geographies to fixed deadlines, drawing on its national office network and a coordinated team of experienced RICS registered valuers operating under central oversight.
