Brentwood Trade Park in Essex is a 45,000 sq ft small unit industrial scheme located on Hutton Industrial Park and completed in 2016. Lambert Smith Hampton provided industrial leasehold agency instruction on behalf of Newable Developments Ltd.

The client’s challenge

The client acquired the site a number of years ago and in 2015 achieved planning consent for 10 industrial units, comprising two terraces and two fully detached units that needed to be let.

The LSH solution

We were retained on an agency basis providing advice on the rent, type of tenants, and general design and specifications. As Brentwood Trade Park was a speculative scheme, our advice was essential at the commencement of the project.

Results achieved

Our involvement ensured that the scheme was a success and fully let shortly after completion. Practical completion for the scheme was in August 2016 and 60% of the trade park was pre-let in advance of completion. By April 2017 the scheme was fully let with tenants including HSS Hire, Toolstation and Edmundson Electrical.
