We were asked to provide a valuation report on the 150 room, 4-star hotel in the Legoland Theme Park.

The newly built resort hotel opened in March 2012, themed to Lego and Legoland.

The hotel offers a full range of corporate facilities, with the outside décor incorporating vivid colours.

Internally there are 30 themed bedrooms, with the theme continuing into the public areas. There is a centre piece of a 28 sq m Lego play area and tree house and a leisure area of two pools and four treatment rooms.

Previously purchased at £19m

The long leasehold investment was valued in February 2012 for Santander Corporate Banking, on behalf of Aprirose Real Estate. The reported purchase price was approximately £19m.

Our valuation report was used by Santander to assess whether the hotel is suitable security for a loan.
