We were instructed to advise on the purchase of the 115,000 sq ft prestigious office Cardinal Square office building in Derby on behalf of Nurton Developments and subsequently retained to provide agency and management services.

Following the purchase of the Eastgate House investment, we provided marketing and disposal advice, and development consultancy advice on the planned refurbishment.

£2m refurbishment programme secures lettings

We worked closely with the client throughout the refurbishment programme to ensure that the building's services and finishes would attract and meet the requirements of occupiers.

Following the completion of a £2m rolling refurbishment programme, we successfully let 15 floors totalling over 90,000 sq ft, securing an enviable list of occupiers including Derby Housing, Derbyshire Police, Freeth Cartwright Solicitors, Jacobs PLC and NHS Derby City PCT.

Multi-disciplinary advice maximises investment value

We are retained as managing agents and deal with all landlord and tenant negotiations and business rates advice on behalf of the owner.

With the benefit of our multi-disciplinary advice, the client was able to significantly improve the marketability of the building and maximise investment income by increasing the total amount of lettable space.

Largest office letting for more than a decade

Our strong contacts with local, regional and national occupiers and robust advice ensured that the building was marketed effectively to attract prospective tenants during a difficult economic climate.

As well as boosting take-up in Derby city centre’s office market by more than 60%, the NHS Derby City PCT transaction was the city’s largest office letting for more than a decade.
