Lambert Smith Hampton (LSH) is pleased to announce the successful completion of all lettings at Lake House, Port Solent, Portsmouth, marking the full occupancy of the high-spec office building.
Since acquiring the building in 2023 on behalf of Fishmour Group, LSH has acted as letting agent and has now successfully completed deals on all three available floors.
The first letting saw the 2nd floor taken by GardX, a leading automotive company specialising in vehicle protection. This was followed by a lease agreement with Biscoes Solicitors for 8,096 sq ft on the ground floor, who also provide reception facilities for the entire building.
The final deal has now completed with Morris Crocker, a local accountancy and tax advisory firm, taking the 1st floor comprising 8,681 sq ft.
Lake House attracted strong interest due to its market-leading sustainability credentials, including 20 EV charging points, energy-efficient design, and significantly reduced heating costs. These features have contributed to the building securing an EPC rating of A. Additionally, the site benefits from a prime location in Port Solent, offering a wealth of amenities for tenants.
James Goymour of Fishmour Group commented:
“We are delighted that Lake House is now fully let. Lambert Smith Hampton has provided us with excellent advice throughout the marketing process and has done a stellar job in securing the building’s three quality tenants.”
Andy Hodgkinson, Senior Director at Lambert Smith Hampton, added:
“Lake House is a great example of how sustainable, well-located offices remain in demand. We’re proud to have delivered a 100% occupancy rate within a competitive market, reflecting the building’s exceptional specification and appeal.”
CBRE acted as joint agent for the scheme. GardX was advised by Vail Williams, and Morris Crocker by Hellier Langston.
