Our Agency and Development team in Lincoln has been appointed to dispose of Lawress Hall, a purpose built residential training college for HM Revenue & Customs, on the outskirts of Lincoln.

The 122,304 sq ft building will provide an exceptional opportunity for the right purchaser to develop a unique residential, commercial or educational facility.

In total the property provides 127 bedrooms, a leisure complex including swimming pool and gym, dedicated seminar and training rooms, ancillary catering and entertaining facilities and parking for 245 cars. It lies within 6.24 acres of landscaped parkland, 2.5 miles north of Lincoln.

Lawress Hall will be sold long leasehold, with vacant possession on completion in April 2021. It is held on two leases for terms of 125 years from 10 November 1995 at peppercorn rents.

The property is not listed and the leases provide for a change of use, subject to freeholder consent. It is suited to a range of alternative uses, subject to planning, including residential, retirement, hotel, leisure, education and healthcare.

Set in an idyllic rural location, surrounded by Riseholme Park, playing fields and woodland, Lawress Hall is well connected with easy access to the A15, which links onto the A46 Lincoln bypass leading to the A1 and the M180.

Lincoln itself also has excellent road connections to the north and south, as well as rail links to destinations including Sheffield, Leeds, Wakefield and Peterborough. London Kings Cross can be reached in under two hours by train, while East Midlands Airport is 43 miles to the south west of the city.

Andrew France, Associate Director – Agency & Development at LSH, said:

“Lawress Hall is an exciting opportunity for the right purchaser. It’s a modern, substantial property that not only blends its current uses seamlessly but has the potential for development into many alternative uses. We expect a high level of interest as landlords increasingly recognise Lincoln’s healthy economy and connections.”
