CityPark nets significant office lettings

Dell and Webhelp UK both commit to CityPark, Glasgow

The landmark CityPark building in Glasgow has enjoyed a momentous start to 2015 by securing two major deals involving more than 100,000 sq ft of office space which will house over 2,000 employees.

Biggest office deals of the year

In what are the biggest office deals of the year so far in the city, computer giant Dell has committed its long-term future to CityPark, while global contact centre specialist Webhelp UK is to move its entire Glasgow operations to the building secured by national commercial consultancy, Lambert Smith Hampton.

Dell

Dell has signed a new 10-year lease for 67,500 sq ft of office space on the second floor of the building. The American-owned company currently employs 1,400 B2B contact centre staff at the site and was the original anchor tenant when CityPark first opened for business.

At the time, persuading the Texas-based company to move to Glasgow ahead of a host of other European suitors was seen as a major coup for the Scottish Government.

Webhelp UK

In a separate deal at CityPark, Webhelp UK, which operates in 58 locations (including six in Scotland) across 17 countries, has agreed to lease 35,000 sq ft on the first floor of the building in a 5-year agreement.

The company plans to have all 800 staff relocated from Atlantic Quay to the new office space at CityPark by March this year. Extra car parking at the site has also been negotiated to accommodate the organisation.

Complete refurbishment

The lettings are another boost to Asset Manager APAM Ltd following its significant investment in the property, which resulted in a complete refurbishment of the entrance hall, the reception area and re-launch of the building last year.

A children’s nursery will shortly open at CityPark adding to existing amenities, which already include a café, a shop, a barbers and a physiotherapist. There is still high quality space available within the building equating to circa 60,000 sq ft.

Comments

Commenting on the latest transaction, William Powell, APAM’s Executive Director, said: “I am delighted Dell remains committed to Scotland and importantly to CityPark. It is a significant agreement and alongside Webhelp UK’s decision to re-locate, the deals are a major coup for us. It proves CityPark is going from strength to strength as a key business location in Scotland.”

Lambert Smith Hampton (LSH) secured the Webhelp UK deal. LSH’s Aasia Mohammad, commented: Webhelp UK’s relocation highlights the flexibility and appeal of CityPark as a key business venue in Glasgow. That coupled with Dell’s decision to enter into a new long-term lease agreement provide a very positive start to 2015 for the building and for the commercial property market in Glasgow in general.”

Asset Manager APAM was represented by LSH and CBRE, while JLL acted for Webhelp UK.
