We have submitted a detailed planning application for 218,000 sq ft at Upper Gough Street to Birmingham City Council on behalf of City Realty Limited.
The application proposal is for:
Erection of two Class E buildings totalling 20,272 square metres floorspace, provision of public realm improvements with the extension of Chapmans Passage and associated infrastructure, landscaping and on-site car parking.
Recognising the importance of green development, the proposal will achieve BREEAM Excellent rating, with ambition to achieve 'outstanding' in the future. The project will deliver two blocks of Class E (office) development, opening up a new passageway between the City and the Peace Gardens, connecting with the existing Chapmans Passageway.
The brownfield regeneration will form the first phase of a more comprehensive development package. The proposal will help develop a sustainable 'walkable neighbourhood' within close proximity of Birmingham New Street station, the Mailbox, and the City Centre.
The application will enable a flexible floorplate suitable for both single occupiers or multiple tenants, whilst also including a state of the art roof garden boasting panoramic views of Birmingham city centre.
Following approval, construction is expected to start in 2022.
Stephen Hemming - Director in LSH's Birmingham Planning, Development & Regeneration team commented:
"Recent LSH research shows that occupiers will look for Quality over Quantity when seeking new office space and this development will deliver that with a fantastic design and specification which will be a welcome addition to the current office stock".
“This is another exciting regeneration scheme in Birmingham City Centre that highlights the confidence in the City, bringing jobs to the local area. The site is close to existing amenities, and we expect this proposal will encourage wider regeneration local to this site.”
Tony Mead of Corstophine & Wright said:
"This is a unique opportunity to introduce a landmark office building to a key route through the city, whilst integrating the Peace Gardens into our proposals with new pedestrian routes linking the city centre and canal side developments."
City Realty emphasised:
"this is a fantastic site in an everchanging part of the City Centre. We are confident this high-quality commercial development will help promote the City post-pandemic."
