Are you prepared to spend more than a penny to buy public toilets?

Investors could be flushed with success if they make a successful bid for two blocks of bog standard municipal toilets in Bath, which are going to auction next month (December 2014).

The WCs, being sold by Bath and North East Somerset Council, are two of the lots being auctioned by national property consultancy Lambert Smith Hampton (LSH).

With the appropriate planning permissions, the lavatories could be converted into small offices, a bar, a burger bar, or storage facilities – the beauty is in the eye of the beholder, said Simon Riggall, LSH auctions director and auctioneer.

“We’ve sold many WCs across the country and they have been converted into nightclubs, offices, a restaurant, a print shop and all sorts,” he said. “It is quite quirky but the economic market we are in means people have cash that they want to invest because interest rates are so low.
Lots such as these tend to attract quite a bit of interest.”

Both blocks are freehold and are free standing, the first block being located in Dominion Road, immediately opposite Bath City Football Club, and close to local shops. The modern, single storey toilets are sub-divided into three sections and comprise 490 sq ft (45 sq m).

The second block in Bradford Road is also single storey and divided into three sections. It measures 750 sq ft (70 sq m) and is located at the end of a busy retail parade and fronts a car park.

“We are expecting interest to be quite high for these former council conveniences and I’ve no doubt people who live and shop locally will be very interested to see how future owners use the sites,” added Simon.
