An impressive, mixed-use development in Plymouth which contains a significant collection of grade 1 listed former naval buildings - the first time that it had entrusted an external property provider to manage the estate and its numerous commercial buildings.
Urban Splash wanted to divest itself of day-to-day management responsibility for the estate and the associated operational management commitments. It was also keen to increase footfall, raise the profile of the scheme, and thereby continue to attract quality brands and retain existing occupiers.
A dedicated on site team was appointed to improve the delivery of services to occupiers and to improve contractor management. We undertook a full re-working of the service charge regimes in place, engaging with residents and commercial occupiers to ensure that their requirements were met.
A full review and associated re-working of the service charge apportionments was also undertaken which included the introduction of a marketing budget to drive both on and off site promotional activity. Drawing on our national expertise and local market knowledge, we worked with key stakeholders to nurture a sense of community within the site and forge a link to the wider Plymouth community through a series of engagement activities and events on the estate.
Since LSH began working for Urban Splash on the scheme, there have been a number of significant lettings to prestigious occupiers.
We have also developed our remit of property management, accounting, facilities management, and agency services to provide additional services such as contract procurement, operational aspects of events management, building consultancy and valuation expertise within the estate.
