£33 million acquisition in Dunstable

Acting jointly with Lee Baron, we have acquired Boscombe Place in Dunstable, from Burford Delta Ltd, on behalf of ICP Commercial (Boscombe Place) Limited – in a joint venture between developers ICP Commercial and Julian Hodge Bank.

Comprising 500,000 sq ft industrial space and 60,000 sq ft office accommodation, occupiers at Boscombe Place include Chep UK, Renault Trucks, Salvesen Logistics and Mivan and generates an annual income of circa £2.2 million.

The 32.1 acre industrial and office park at Boscombe Road in Dunstable is located within half a mile of the town centre and within Dunstable’s principal employment area, adjacent to Woodside Industrial Estate and opposite ProLogis Park, a new 750,000 sq ft warehouse development by ProLogis.

Extensive regeneration plans for the area

Lloyd Spencer, Director in our Luton office, said: “Boscombe Place is a strategic employment site for Dunstable and whilst in the short term the park will be managed as an investment, there are extensive regeneration plans for the area which will result in a substantial mixed use redevelopment, in the longer term.
