On behalf of a government department, the Bristol office of Lambert Smith Hampton (LSH) was instructed to advise on the client’s liability as a tenant to contribute towards major refurbishment costs. The costs being charged by the landlord of the government building in Hampshire were to be phased over five years. LSH’s Property Management team, along with WS Atkins, reviewed the need for the proposed works and identified which costs were service charge recoverable and the proportion to be paid by the tenant.
