LSH manages office refurbishment works following dilapidations advice
On behalf of Auriga Services Limited, the Birmingham office of Lambert Smith Hampton (LSH) was instructed to provide dilapidations advice to the client on Emmanuel Court, a three storey office block in Sutton Coldfield. Following this, LSH provided a full contract administration role, including full specification of the works and management of the works on site. Auriga Services Limited
- Auriga is the trading company of Severn Trent Trust Fund, which assists companies wishing to have funds administered for charitable purposes.
- LSH provided dilapidations advice to the client. Following this LSH was asked to provide full contract administration role, including full specification of the works and management of the works on site.
- The client had identified a single contractor they wished to use; LSH recommended that the project was competitively tendered to provide value for money.
- Auriga required onsite occupation while the refurbishment was undertaken.
- LSH made cost savings for the client on the initial tender costs by re-specifying aspects of the works, providing more cost effective materials and equipment, whilst not compromising on quality.
- Liaising with Auriga, LSH provided sectional occupation and completion by the contractor. LSH managed the contractor to meet all target dates to ensure departments could be decanted and relocated to each area with minimal disruption.
- LSH also provided space audit/planning as part of the overall package. As Auriga was taking on a new team it was imperative that each floor provided enough workstations and storage space. In some area this meant substantial alterations to the open plan layout.
- LSH provided advice in reference to the tenant’s dilapidations liability as well as a review of the proposed refurbishment requirements. LSH delivered.
- Within the specification of the works space saving ideas such as pre-plumbed units within the WC areas and built in cupboards were used to minimise loss of work space.
Optimising on open plan work spaces has provided the client with work areas that allow closer liaison with teams and departments.
- LSH was able to provide dilapidations and contract administration advice through its Building Consultancy department, with assistance from the Rent Review team in relation to the landlord’s inclusion of revised lease terms.
- Following pre-contract discussions LSH was able to show the client that competitively tendering the project could provide exceptional value for money.
