Birmingham Office Market Overview
Q4 provided a very positive end to a stellar year for the Birmingham office market with take up totalling 212,449 sq ft - 11% ahead of the long term Q4 average. The city’s strong performance was due in part to the completion of the raft of major infrastructure projects such as Grand Central Station, which helped to secure significant inward investment from the likes of Extra Energy and ACS. More encouraging is the volume of transactions involving indigenous businesses that are experiencing significant growth in an improving economic climate.
Stand out deals were the 56,000 sq ft letting to UNITE at Birmingham Science Park in Aston and the 45,000 sq ft letting to Advanced Computer Software (ACS) at The Mailbox. Equally strong was the city’s put of town performance along the M42 corridor. The combined Birmingham total reached 1,460, 145 sq ft, which beat Manchester’s 1,318,212 sq ft.
