We allocate RICS Registered valuers with relevant market knowledge and the right specialist skills to every instruction. Our range of skills and experience enables us to undertake more than 4000 valuation projects a year, for clients ranging from local authorities to central government landowners to large corporates. We hold positions on major lending institutions panels, including Aviva plc, HSBC, Barclays, Santander, Lloyds TSB, Royal Bank of Scotland plc, and work with many leading brokers and investors.

Our valuation practice combines consistent, established processes with the expertise of our experienced RICS Registered team to deliver accurate valuations, fast – no matter how specialised your requirement. We have 22 valuation teams around the UK and Ireland, providing local knowledge and dedicated service, wherever you and your assets are.

Valuations conducted by experts in their field

Valuation is a specialist skill. That’s why we insist that all valuations we undertake are conducted by RICS Registered valuers, and that every project is led by senior members of our valuation team, supported by local knowledge. We have specialist valuers in 40 different sectors, covering different property types and valuation purposes, to ensure you get the best advice available.

Consistent methodology and comprehensive quality control

To deliver an average of 4000 valuations a year within our clients’ required timescales, we apply a consistent methodology to all projects, and deliver reports in a customer-friendly format – developing bespoke templates for individual clients. Each report goes through robust internal quality control, to ensure that the advice we provide is reasoned and robust. All reports reflect latest RICS and statutory requirements.

Access to a vast knowledge base

Our valuation team is able to draw on perhaps the largest proprietary database of property information: our own. The LSH National Property Database includes details of all the transactions in which our company has been involved – some 70% of total UK property transactions, covering office, retail and industrial/logistics property. This gives us a wealth of up-to-date evidence, at a local level, on which to base valuations.

Specialisms

Our valuers know offices, retail and industrial/distribution inside out. You might not be aware that we know a number of specialist markets just as well. 

Every property is different. Some operate in specific markets and should be valued by people with specialist skills in those markets. You can be confident that we’ll only use valuers with the appropriate experience, skills and knowledge to value properties in these specialist markets. 

Car parks

We understand that, to assess the market rent and value of a car park, we need to consider the nature of the car park holding. We’ll look at operational agreements with car park operators as well as the income generated from each car park for the past 12 months.

We’re experienced valuers in this sector, having undertaken work for NCP, the largest independent private car park operator in the UK, as well as for private companies and local authorities.

Crematoria

We’re experienced at valuing crematoria for investors, developers, private operators and local authorities.

As the majority of crematoria are still in public sector ownership, we undertake valuations on an operational entity basis, taking into account the unique characteristics of the facility which is valued on a depreciated replacement cost basis.

Doctors’ surgeries

We provide regular valuation and rent review advice for investors, for loan security for banks, for doctors for partnership purposes and for other specialist sector developers.

We use our specialist experience and understanding of legislative changes to provide support to investors, lenders, developers and owner occupiers.

Garden centres

Our specialist business appraisers provide valuation services for garden centres for all purposes throughout the UK.

Whether for existing or new build properties or development proposals, we prepare valuations on a cashflow or investment basis, depending on whether the property is let or owner operated.

Health and fitness

We advise lenders, operators, investors and developers so they can optimise their position on their property-related decisions in this constantly changing sector.

Ancillary services are becoming increasing important in the health and fitness sector; we can also help our clients through the various processes and significant property costs of expansion and consolidation.

Healthcare

The value of a healthcare property is usually based on profitability, a different approach from mainstream commercial valuation. Our experienced specialist valuers will look at every item of expenditure to make sure that it reflects a competent operator.We’ve acted on behalf of many of the major lending institutions, property funds, private investors, charities and operators in the long term care, specialist care and private hospital sectors.

Hotels and leisure

Our specialist valuers are experienced in valuing hospitality-based businesses internationally, ranging from bed and breakfast to resort and deluxe hotels, serviced apartments and conference centres.

We’re also experienced in valuing other leisure businesses such as health and fitness, theatres, cinemas, sports stadia, pubs, restaurants, gaming, casinos, nightclubs and live music venues.

Motor trade

We provide specialist advice on the valuation, disposal and acquisition of motor trade property throughout the country, including petrol filling stations, motor dealerships, tyre and exhaust centres, roadside restaurants and car rental premises.

Detailed and specialist knowledge of this complex and evolving marketplace is essential if transactions and valuations are to reflect current market conditions and operator requirements. We have over 20 years’ experience in this sector, with clients including Shell UK Limited, Total UK Limited, Inchcape Retail and Kwik Fit, as well as all the major banks and lending institutions.

Residential

There are many sub sectors in the residential sector – from investments and portfolios to ground rents and development land. We understand the characteristics that affect each and will provide a concise, thorough and realistic assessment of a property’s performance.

Our clients include high street banks and building societies; banks; bridging lenders and property funds; house builders, developers and investors; accountants; solicitors; London Boroughs, housing associations and charities.

Sports stadia

Sports stadia and football ground assets are valued in different ways, depending on the purpose of the valuation. As each approach may produce different figures, it’s essential to understand the purpose of the valuation.
