LSH Investment Management provides a specialist property acquisition and asset management service for institutional investors, family offices and private clients.

We are highly experienced RICS qualified property professionals with an entrepreneurial outlook and the ability to accurately assess risk and opportunity.

We have an enviable track record and our greatest successes were achieved in times of recession without the benefit of an easy win through yield compression in a rising market.

A key benefit for our investors is our ability to source off-market opportunities through Lambert Smith Hampton’s network of 30 regional offices across the UK as well as our own extensive network of contacts across the UK.

Irrespective of where a lead originates we are able to quickly appraise the opportunity by taking advantage of the local knowledge and expertise that our regional office network provides.

LSH Investment Management retains operational independence from Lambert Smith Hampton, however, our clients can benefit from the competitive services and opportunities provided by Lambert Smith Hampton as well as the financial reassurance of being a member of the Countrywide Group of Companies.

Our investment approach is tailored to the strategy agreed with each investor client, however, key principles underpin every investment recommendation.

These are:

  • Local knowledge
  • Macro and micro economic research and forecasts
  • Individual Asset Business Plans (ABP’s) incorporating agreed IRR hurdles
  • Investment committee review

Performance and fees:

We seek to agree our remuneration based on performance – whether measured against income or capital value benchmarks or a combination of both (typically IRR). We have a track record of out-performing agreed targets by adopting a hands-on, entrepreneurial approach to asset management with our exit fees calculated on an incentivised basis. 

Equity participation:

We find that investors have different views on the value and merit of a fund manager co-investing in a fund. We are open to both approaches and willing to discuss and consider equity participation on a case by case basis.

We currently offer our clients three distinct investment opportunities. Individual (segregated) accounts, investment mandates and asset management.

Individual (segregated) accounts:

We act on both discretionary and advisory mandates for investors looking to build property funds comprising Core, Core Plus, Value Add or Opportunistic properties in the commercial, residential and development sectors.

In addition to sourcing, acquiring and asset managing the properties to an agreed business plan or asset management strategy we are able to source capital for acquisitions and refinancing through Lambert Smith Hampton’s Property Finance division.

Investment mandates:

We are instructed to acquire single assets and portfolios for a variety of clients. In these cases we tailor our service to the needs of our client and can include asset management, property management and a range of other services, if required.

Asset management:

We act on pure Asset management mandates in respect of existing funds/portfolios where there are opportunities to either restructure or add value to the portfolio or simply that the portfolio would benefit from being impartially reviewed and a new dynamic approach applied to the opportunities and challenges.

Pooled funds:

We are currently inviting expressions of interest in a new £100M pooled fund investment provisionally named the “LSHIM Value Add Opportunity Fund” and which will acquire and asset manage Value Add commercial property in the 30 regional centres where LSH have offices and superior market knowledge.
