What is my dilapidations liability?
Our dilapidations experts will advise you on your liability – our chartered building surveyors manage around 2,000 claims a year. If you’re a tenant, we’ll provide information on mitigating your dilapidations risk; if you’re a landlord we’ll advise you on how to maximise recovery of costs. We’ll also analyse the dilapidations risks associated with break clauses.
What condition is my building in – and what are the possible consequences?
Our condition surveys will evaluate the condition of your commercial property and advise on the risk of obsolescence. We’ll also consider the issues that may have an impact on its letability or value and advise on statutory compliance.
What do I need to know before signing a Schedule of Condition?
We can advise you on how to limit your repairing liabilities before signing a new lease, as well as on recording the condition of a boundary before a neighbour starts a major project.
Do I have suitable building insurance?
Our building re-instatement cost assessments will let you know whether you’re paying for the right level of insurance, the extent of your coverage and the factors that might affect your premium (for instance, being a restricted site or listed building). We assessed over £10 billion in insurance in 2011-12.
What risks do I face from building defects?
Our defects analysis will establish whether defects in your building are putting people at risk. We’ll confirm whether you’re covered by your insurance and advise on whether your building will deteriorate further if you fail to take action.
