Hotels have become increasingly accepted as a mainstream asset class. Successful investment in the sector depends on a clear understanding of the underlying operational business.
Our specialist team has a wealth of experience in the sector. We can quickly and accurately advise you on every part of the hotel property lifecycle, from planning and development through valuation and operation to acquisition and disposal.
We’ve worked with a range of leading hotel chains to find suitable sites for new developments, and acted on behalf of land and property owners to find suitable hotel tenants. Find out more about our capital markets services
Food and beverage
Despite the difficult wider economic conditions, the UK`s food and beverage industry is in good health. We have concluded lettings to many major restaurant groups, as well as to a number of aspirational restaurants.
The sector has matured as an asset class. Typically, restaurateurs take lease lengths of between 15 and 25 years, offer strong covenants and invest large capital sums on their fit out – all of which are important criteria to property investors. With potential for rental growth, restaurants will be seen as an increasingly attractive area for investment. Find out more about our agency services for the hospitality and leisure sector
Other hospitality and leisure sectors
We have experience in advising clients across a wide range of other hospitality-related sectors, including nightclubs, casinos, health and fitness, equestrian premises, golf and mixed use developments. Our skills extend to cover other leisure classes, including pubs, live music venues, theatres and cinemas and sports stadia – we advise a third of all English football clubs on their business rates and, in all, represent a quarter of all Premiership and Football League clubs in England and Wales.
The advice we provide is built on a thorough understanding of each sector – we analyse trends to identify possible opportunities for investors, developers and occupiers alike.
For example, cinemas are an example of a sector worth watching. While developing a cinema in isolation is rarely financially feasible, a cinema does act as an anchor for further complementary leisure uses such as the restaurant sector. A number of the major cinema operators are preletting new leisure developments and smaller specialist cinemas are also expanding.
