Llanelli property set to roll into action

An industrial unit in Llanelli is set to become a scooter, skateboard and BMX park following a letting by Lambert Smith Hampton.

Acting for the landlord, a local property investor, we negotiated a 15 year lease on Sandy Bridge Yard, letting the 8,179 sq ft property to Ramp Skate Park Limited.

Ramp Skate Park is a start-up company headed by three local businessmen and will provide indoor and outdoor leisure park facilities as well as a shop, hire centre and cafe.

Located on Sandy Road, one mile west of Llanelli town centre and close to Pembrey and the Millennium Coastal Park, the new facility is due to open in May following extensive refurbishment by the tenants both inside and out.

Comments Martin Phillips, Director at Ramp Skate Park: “We are confident that the high quality of this facility once complete coupled with strong demand in the local area for family friendly services will contribute to our success.”

Jason Thorne of our industrial agency team adds: “Sandy Bridge Yard is in a good position located opposite a Brewsters Fun Pub and Travel Lodge so it can reap the benefits of an established leisure footfall.

“It’s also only six miles from the M4 which should serve to widen the catchment area for youngsters looking for wheeled fun and action.”
