•Rauceby is situated approximately 2.5 miles from the market town of Sleaford, in the district of North Kesteven. The Greylees Development Site is accessed by the A153 on one side and the A15 on the other, providing excellent links to many local towns and villages, including Bourne and Grantham.

Rauceby is situated approximately 12.4 miles to the north east of Grantham, and 19.1 miles to the south east of Newark on Trent.

Rauceby is situated within Sleaford, which has a 2011 Census district population of 17,671. Rauceby train station is situated approximately 0.4 miles to the west of the subject site, connecting to local towns and the regional city of Nottingham. Lincoln has a journey time of approximately 49 minutes with one change, Nottingham can be accessed via a direct train with a journey time of 1 hour 5 minutes, and London Kings Cross can be accessed within 1 hour 55 minutes with one change.

Within the executive estate of Greylees DeVessey Village, the site comprises 9.16 acres (3.71ha) of prime development land. Several of the former circa 1900s Rauceby Mental Asylum buildings currently occupy the site. These are not listed but lie within the Rauceby Hospital Conservation Area and Registered Historic Park and Garden. Planning permission for part demolition and conversion of remaining buildings to residential units (apartments) was granted in 2004, renewed in 2008 and further renewed as an amended scheme in 2011 (planning application numbers 11/0518/FULEXT and 11/0519/FULEXT), both of which have now expired. Planning permission for demolition of former hospital buildings, retention of conservatory and three former hospital buildings for conversion, 100 new dwellings and commercial development was refused in 2016 (planning application number 15/0947/FUL). Buyers should seek advice from the Local Planning Authority in respect of other proposals but the Local Planning Authority have indicated they would resist proposals that involve demolition of the remaining buildings on the site.
